Bathroom Exhaust Fan

10 yr. old 2 story house in the Chicago area, originally with no exhaust fans in either 2nd floor baths. First I installed fans that were just vented into the attic. I had significant moisture problems. In winter months frost would build up on interior surfaces of the attic, after one very long cold spell broke I had a few water marks on the 2nd floor ceiling. Also, water condensation on the fan itself caused by the warm moist air contacting the cold metal fan was dripping down from the fan. To eliminate the build-up of moisture in the attic I vented the fans to the outside through the roof. This solved the attic problem but made the condensation on the fan worse by introducing more cold air to the fan. It has gotten so bad that I'm concerned that I will start to damage the ceiling. Any ideas?
