The only way you can figure the cost of the room is to price out all the materials and all the labor associated with it...or get a set plan and put it out for bids.

There really is no fixed price for adding on, and depending upon the features and circumstances and your location can cost from about $60 per square foot up to $150 a sf and beyond...

Personally, I don't think you are going to make it with $13,000 unless you plan to do a significant amount of the work yourself.

Bottom line, even at the cheapest rate of $60 per sf, you will be spending between $18k and $30k if a builder is involved...
