Heat Pump Leak

I have a 10 year old Comfortmaker split system heat pump with a freon leak. I've been told the coils on the outside unit are aluminum and therefore are difficult/almost impossible to repair. Any truth to that claim? I'm trying to decide whether to try to have the leak repaired or to replace the outside unit only, or to replace the entire system. We're planning to sell the house in 4 years or less. Also, on a really hot day (95 degrees +)about the best the system can do is to cool the house to about 20 degrees cooler than the outside temp. Is this normal? My wife believes the system should be capable of cooling the house into the high 60-degree level.
