You question is really beyond the scope of my available research time. There are really too many factors to be considered.

There are climate charts available that indicate heat/cool loads for your region that will need to be consulted, the levels of insulation in you home, the heat load for exposure and amount of glass surface and window type... and on and on.

I'd call Sears and tell them what you want, and they will try to sell you the right size unit. (you don't have to buy it!:-)Installation of whole house heating/cooling plants is many times beyond the skill level of the average home owner too, but resourses are available at the library for both sizing and installation.

It's one of those things where if you have too much time, and want to do it yourself, it would be a chalenging project. For the rest of us, it's easier to get multiple *free* estimates from repuatable contractors and then assess what we want to do. Worse case is you will simply have to say NO thank you to would be installers. Best case, you will find someone that can be trusted to do the work at a fair price.
