I have never seen that done before. Don't know. I suspect that if he gets a good 'seal' it might create a vapor barrier that could result in condensation in undesireable areas (under the sub-flooring layer because the wood can not breath..) but not sure that's a problem. Just something to think about.

Sealing the floor under tile might cause a problem with getting good stick with the adhesive, but again, not sure that is a problem. Just something to think about.

I can't imagine that a water sealer would prevent damage to the subflooring in the case of water standing for any period of time, so it might just be a waste of money. But..

Remember.. my advice/thoughts here are FREE!! I can't think of a good reason to seal them, just a few concerns why I wouldn't..
