This 'sounds' like a loose fitting from the drain, or overflow pipe from the upstairs unit...but could be any number of things including blocked drains....

If you have an access panel behind the tub/shower, remove it with the shower/tub overflow running and see if you can spot the leak..It may be as simple a solution as tightening a nut...

But you likely need a pro to sort things out.
